Home Inspections
Seabreeze Property Management is pleased to provide a full range of Charleston, South Carolina, Kiawah Island and Seabrook Island real estate management services to you! When you contact us, you will promptly receive a copy of our detailed home inspection checklist based on the terms of monthly/bi-monthly cleanings or inspections of the interior and exterior of your property. You will be contacted by telephone for immediate response situations and emergencies that will be handled under your direction unless otherwise noted. A representative from Seabreeze Property Management will remain on the premises at all times to ensure the safety of your Charleston home and to supervise the completion of all work orders. All contractual work must be authorized separately by you, the owner, for our supervision fee. Our approach is focused on protecting your home and property in
case of potential damage from natures’ elements such as high
winds and rising water. To adequately secure all properties our plan
of action will be put in motion once local authorities have issued a
hurricane watch, at that time property owners will be noticed by
email:
• All service work will cease to focus on securing homes and
property until potential danger has passed
• Main breakers and water are turned off
• Food items are disposed from the refrigerator and freezer
• All outdoor furniture will be brought inside
• Hurricane protective doors and windows will be activated
Once local authority announces the weather is no longer a threat
your homes and properties will be inspected, outdoor furniture
repositioned, and if there are no electrical outages main breakers
and water will be turned on. Homeowners will promptly receive a
copy of our inspection or notiCed by phone concerning any
damages that require immediate attention.
Winterization
Seabreeze Property Management provides full winterization for homes that can be affected by the colder months in Charleston, South Carolina. During predicted or suspected freeze periods, special preparation will be made under a separate “Freeze Agreement” in accordance with the owners' instructions, leaks or damage will be reported to the owner with action recommended.
Personal Housekeeping
When utilizing our professional Charleston, South Carolina house cleaning services you can expect your home to be fresh, clean, and comfortable with a touch of southern hospitality before, during and after your stay! We tailor to your needs and clean by your instructions. Please call for rates!
** Seabreeze Home Services will use your products and we also offer environmentally safe-cleaning products at an additional $10.00 per hour.
Pre-Arrival Services
There will be no charge for Pre-Arrival home services, we perform the following services as an incoming inspection:
• Outside/inside lights on
• Thermostat set
• Hot water heater on
• Ice maker on
• Fresh Dowers
• Kitchen counter wiped
• Floors vacuumed
• Calendar of events & weather forecast for the duration of your visit
Departure Cleaning
Once your stay is over in your island home, we will clean your home thoroughly. Our rate is $35.00/hour during business hours. After hours, weekends and holidays the rate is $45.00/hour. Please call us at least a week in advance of your departure to get your home freshened while you are away.
